10 Tips to Win Against Multiple Offers with Home Buyer Video

Multiple offers. Fierce competition. Disappointed home buyers.

In many real estate markets right now, buyers’ offers often lead to heartbreak rather than to escrow.

As an agent, you obviously want to help your buyers land the home of their dreams at the right price. To help, you may write or help your clients write a “love letter” or offer letter to the seller.

Real Estate “Love Letters” and Multiple Offers

The multiple offers in a competitive real estate situation are simply a stack of numbers and contingencies … until you humanize one of them.

In some cases, beyond humanizing your clients to win the home for them, you may need to rationalize the offer, as well.

 

The goals of an offer letter include:

  • Standing out against other offers
  • Bringing in emotion and connection
  • Justifying the terms of the offer

 

The “love letter” brings your potential buyers to life and gives the seller someone to connect with in a more emotional way.

Given these basic premises, the use of video makes perfect sense, yes? It’s clear. It’s differentiating. It’s human.

Let’s see a couple examples.

Alex Smith Home Buyer Video

In this example, Alex was writing an offer for himself! He’s buying a home for himself and his fiancee.

He uses our Gmail plug in to record and send videos from inside his Gmail inbox (more on Gmail video email here).

10 Tips for Home Buyer Videos as Offer Letters

This is a smart and highly effective technique. And it’s not difficult to employ. Keep these tips in mind and put them into practice.

1 Smile and exude positive energy. Sales involves the transfer of emotion; make it positive. Excitement and enthusiasm should be explicit. Both examples above demonstrate this.

2 Greet by name. Address the seller(s) and the agent. This lets them know the video is unique and specific to them. It commands attention and often earns appreciation. Both examples above include this.

3 Introduce yourself. Again, this is about building connection; the buyers should introduce themselves right off the top.

4 Say “thank you.” Both examples above include this at the open and at the close.

5 Explain why – and make it personal. Alex talks about his fiancee and how the home fits them. Jesse’s clients talk about their children; the gentleman talks about his mom being a teacher, the schools, and the parks.

6 Compliment the seller. In both examples, the buyer flatters the seller with specific, positive feedback about the home, its upgrades, its condition, etc. Jesse’s clients, for example, mentioned the fireplace, kitchen, and backyard.

7 Provide a USP … if available. If there’s something strong or unique about your offer (beyond the buyers’ personalities and story), include that. Alex does a nice job explaining his financing situation – that he’s already through underwriting and can close in 2 to 3 weeks. Very compelling.

8 Make the ask. Alex does this best: “I’m really excited to make this offer on your home and we could be closed before the end of the month. How do you like that!? How would you like to have all the money in your hand before July 1?” And again: “Please, accept my offer, let’s go into escrow.”

Optional:

9 Justify the offer. Alex’s video is longer in part due to his justification of the offer. With the offer value alone, it may feel like a lowballing negotiation tactic. Instead, Alex gets into the comps and his reasoning behind his “good and fair offer.”

Note: For the expertise involved, this may not be best done by your buyers. This may be best left to a phone call between agents.

Finally:

10 Keep it simple. Your webcam or smartphone will do. This isn’t about “production” and doesn’t require a script. This is about honest and sincere face to face communication to differentiate your buyers and to create connection with the seller.
